Financialization requires a renewed understanding of the complexity of urban development. From the perspective of planning and urban studies, the contemporary trend of financialization foregrounds a dual role of the built environment (BE). On the one hand, BE functions as the physical foundation of human habitats, which caters to the needs of its surrounding users. On the other hand, there is an increasing trend of trading the BE as financial assets, which delivers shareholder value to investors. The development of real estate investment trusts (REITs) exemplifies this duality of BE because of their institutional features. REITs hold BE as rent-generating assets and convert locally collected rents as dividends distributed to global investors. Focusing on REITs’ development in Hong Kong and Singapore, I will follow a process-oriented research approach and investigate through what mechanisms REITs translate the pressure of creating financial value as changes in Hong Kong and Singapore’s BE.
About the Speaker
Mr. Mingze BAI (白明澤) joined DUPAD in 2021. Before locating in DUPAD, Mingze was trained in the discipline of sociology in Beijing and Amsterdam. Mingze’s research interests include urban planning, urban governance, and the mutual influence between real estate and finance. With a geographical interest in East Asian cities, Mingze is particularly interested in how modern high finance penetrates the production of the urban built environment and how this financialization process gives rise to a new landscape of urban development. Methodologically, Mingze follows a comparative, process-oriented approach and conducts mix-methods like interviews and textual analysis.
